Definitions

"The Linhay": All of our holiday lets as a collective - The Hollow, The Spinney, The Burrow, The Den and The Nide.

"The Holiday Let": The Hollow, The Spinney, The Burrow, The Den or The Nide.

"The Guest(s)": The Lead Guest and the Named Booking Party.

"Lead Guest": The person making the booking.

"Named Booking Party": The person(s) named as being party to the booking also.

"The Owner": The Linhay is owned by J H Simpson & Son, a family partnership registered at Denton Lodge Farm, Old North Road, Stilton Fen, Stilton, Peterborough, PE7 3SB.

Terms of Booking

By placing a booking with the owner, the guest(s) agree to the following terms and conditions as set-out. During your stay, the guest(s) agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.

The Farm

We are a working arable farm and farm vehicles and machinery will be in use. The guest(s) should be careful of their surroundings when staying at the holiday let. If children are with the named booking party, they should not wander unattended around the farm at any time and all named booking parties should remain in the designated areas for The Linhay properties to use.

Access

Guests of The Linhay have access to the respective Linhay property they have booked into and the Stoney Lands site which is indicated in the property Welcome Pack. For their own protection, guests do not have free access across the rest of the farm.

Condition

Guests of The Linhay will take reasonable care of the property and its contents that they are staying in during the entirety of their stay. The property must be left as stated by the Check Out instructions, any breakages/spillages should be reported as soon as possible and no property from any of The Linhay properties should be taken (except the option of reading material as stated in the Welcome Pack).

Booking Process

To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website for each holiday let. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

To secure any bookings we require the full payment to be made in advance for the holiday let. Payments can be made online using debit / credit card when making the booking reservation. A confirmation email will be sent once payment has been received by the owner, thereby confirming the booking. This will usually be within 24 hours of the booking reservation being submitted from our website but please note delays may be possible for monies to appear due to weekends and bank holidays.

Check-in & Check-out

Guests must check-in and check-out by the times stated below;

Check-in from: 15:00 on the date of arrival. This is due to cleaning. If you require an earlier check-in time, please do contact us as we will try to accommodate, if we can.

Check-out by: 10:00 on day of departure.

Cancellation, Refunds & Non-Arrival Conditions

Guests who need to cancel a booking should contact us as soon as possible. Refunds for full payment already paid are only returned in accordance with the following conditions. Please note a transaction fee will be deducted for all refunds relating to booking payments made through our website. This is unfortunately necessary to cover the costs of online Stripe payments.

  • Full refund (minus a transaction fee) for cancellations up to 30 days before check-in.
  • If booked fewer than 30 days before check-in, full refund (minus a transaction fee) for cancellations made within 48 hours of booking and at least 14 days before check-in.
  • After that, 50% refund up to 7 days before check-in (minus a transaction fee). No refund after that.
  • No refund for any nights no longer required post the check-in date has past and as per the cancellation policy above.

Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their payment paid. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

WiFi Fair & Appropriate Usage Policy

WiFi Internet access is provided, and guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.

The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported.

Noise

All guests agree to respect the privacy and peace of all other guests at The Linhay and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners. Please note between the hours of 10pm and 7am we expect quiet hours to be observed.

Speed

All guests shall adhere to the speed limit in place when on the farm. There are farm vehicles, people, animals and children around the vicinity to be mindful of.

Damages & Lost Property

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Accidents do happen but any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge of £35 per key lost.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out. We may offer to post lost items via recorded delivery at the cost of the guest, otherwise collection can be arranged.

Refundable Deposit

A deposit will be requested in addition to the full reservation price for bookings for the whole of The Linhay and for longer term bookings of over a week. This deposit will be refunded after the check-out date when an inspection has been conducted of the property.

Smoking, vaping and Candles

Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, and vaping is strictly prohibited inside the holiday lets. Please use the designated ash bin provided to dispose of cigarettes at the end of the patio. Candles and tea lights or burners are also prohibited in any of the holiday lets.

Pets & Service Dogs

We do not accept pets in any of the holiday lets apart from The Nide. For The Nide we accept well behaved dogs for the additional fee of £20 for one dog. Please contact us if additional dogs are required.

Please do not leave your dog unattended at any time in The Nide on their own and please can all dogs remain off the furniture and bed.

It is also very important that all dogs are kept on a lead at all times when coming and going from The Nide (even if they have good recall). Poo bags have also been provided to you and we would be grateful if all dog poo can be picked up and placed in the black bin provided.

Cot and High Chair

Unfortunately there is limited space in The Spinney, Burrow, Den and Nide in the bedroom for a cot bed to be erected. Guests are welcome to bring their own cot for The Hollow.

A high chair is available for use at The Linhay properties. Please contact us if this is required.

Sofa Bed

The sofa at The Hollow is a sofa bed and can be used for an additional cleaning fee of £25. This should be made known as required when booking.

Parking

Guests accept that they park their vehicles at their own risk. One parking space is available for each property, except The Hollow which has two. Your parking space is directly in front of your property. Please park with consideration to neighbouring properties. Please do not park on the patio and please do not block the road for other customers and for Holme Wood Lodge for access.

Electric Charging Point

We are unable to offer an electric charging point for vehicles.

Self-Catering Items

During a guest's stay, we will provide:

  • Toilet roll, kitchen roll, cling film and aluminium foil.
  • Small cleaning kit (washing up liquid, spare bin liners, 2 x j-cloths, limited number of dishwasher tablets per night's stay, scrubbing brush, tea towels, surface cleaner, and hand wash).
  • Welcome Pack (small quantity of jam, honey and butter, bread, sugar, tea, coffee, milk, cooking oil, salt and pepper).
  • All bed linen and towels are included.
  • Shampoo, conditioner and body wash.
  • For The Nide, a dog bowl x 2, blanket, medium flat bed and poo bags are provided.

Stoney Lands

A 25-acre field is available to guests of the Linhay to use during their stay. The guest(s) agree to the following conditions when making a booking:

1. Please keep to this field only and please do not explore the rest of the farm. This is for your safety as we are a working farm.

2. The ground in places is uneven so please be careful and do wear appropriate footwear as it can get muddy.

3. Please cross the path from The Linhay properties careful, looking out for oncoming vehicles that may be using the driveway.

4. Children should not be left unattended to play on this site and should be supervised by an adult at all times.

5. Please do not hold any BBQs/fire pits on this site.

6. Please do not throw any cigarette butts in the field. Please put these in the ash bin provided at the end of the patio by your property.

7. Please leave the field as you found it and do not leave any rubbish.

8. Stoney Lands is for the use of customers of The Linhay properties only, unless a specific event has been discussed with the Owner.

9. Dogs should be kept on a lead at all times, for their own safety, and that of the many wild animals you can find on the farm. Please clear up all dog poo after you and put in the bin provided at the entrance of the Stoney Lands site.

10. Stoney Lands is not lit up at night and we would recommend if you are walking after dark around the site to use the torches provided within your property.

Your Personal Details & Privacy

We are required to keep a register of guests over the age of 18 who stay with us, this includes full names, address and contact information and nationality. These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation). License

The Owner owns the intellectual property rights for all material on The Linhay website at thelinhay.holidayfuture.com.

Payment Details

Payment details are held securely by Stripe and our booking engine with Hostaway. More information can be found on our Privacy Policy page.

Tenancy Rights

No right(s) of tenancy are created after the terms of the booking have terminated at the Check-out time. Bookings are also only possible for 31 days or less as a maximum term.
